Czech real estate investment group Fidurock has announced a new development project in Prague – NEAR living.
According to Fidurock, the residential development, located within reach of Karlín and Palmovka, will, upon its completion in 2027, offer unique housing in one of the fastest-growing districts of the Prague. NEAR living will comprise a total of 212 residential units ranging from studios to two-bedroom apartments, 101 parking spaces in an underground garage, commercial premises, and a 425-square-meter community garden.
“NEAR living represents a key milestone for our entire group, but we did not want to inform the public before we had obtained all the necessary permits and were ready to, as they say, break ground,” commented Fidurock Managing Director David Hauerland. “We have been actively engaged in development projects since our inception, with several in various stages of preparation. Today, I can announce that NEAR living is our first large-scale development project with a building permit. Construction will begin this September, with completion planned for the end of 2027. Our goal is for the entire construction process to proceed according to plan so that we can offer Prague – which has long suffered from a shortage of housing – more than 200 additional apartments. We will publish information on prices, layouts, the number of individual units, and other details of interest to potential buyers on October 1, 2025. Fidurock reported construction was scheduled to begin in September 2025, with structural completion expected in the fourth quarter of 2026 and final approval provisionally set for the third quarter of 2027. The first owners could move into their dream homes as early as the last quarter of 2027.
Reals has advised Fidurock on the acquisition and financing of the residential development project while Vanek & Michalkova reportedly advised the sellers, as reported by CEE Legal Matters on September 11, 2025.
