7R Sells Park Wroclaw West II to EQT Exeter

The 7R Park Wroclaw West II warehouse has an area of 44,000 square meters, and is located near the A4 highway in Katy Wroclawskie. It was put into operation in June 2024 and is fully leased to Yusen Logistics. 7R describes it as “a pioneering warehouse from the low-emission 7R Green Saver line,” and explains that “the facility was designed to achieve a 50% reduction in operational CO2 emissions and a 50% lower primary energy demand in comparison to Polish building code, thus providing significant savings for the tenant.”
“Investor interest in low-emission buildings is growing, and this trend is sure to continue, as the numbers provide undeniable evidence that this is the future of the warehousing sector,” said 7R Co-CEO Chris Zeuner. “Our flagship Green Saver – 7R Park Wroclaw West II generated outcome beyond expectations – a 67% reduction in CO2 emissions and a 79% lower primary energy demand. This is great news for both the tenant – Yusen Logistics – the purchaser, and our investors.”
According to 7R, the Wroclaw West II park achieved the highest score, of 95.6% in BREEAM certification, making it “the first such high rating at the Outstanding level for an industrial property in continental Europe.”

7R was advised on the transaction by the DLA Piper law firm and Cushman & Wakefield.
