7R Signs SMA Partnership to Enter German Market

Commercial real estate developer 7R has announced it has signed an SMA partnership to invest EUR 200 million in the development of modern industrial, warehouse, and logistics projects across Germany.

“This partnership represents a natural continuation of our consistent and successful operations in Poland and Czechia, while also marking a significant step in 7R’s expansion across key European markets,” explained 7R CEO Andrzej Wronski. “Our entry into Germany demonstrates the maturity of our operating platform and our readiness to scale it further. With institutional capital support and a disciplined, consistently executed investment strategy, we are well positioned to deliver high-quality, modern industrial and logistics projects that meet the growing needs of the German market.”

In 2026, 7R plans to expand in Germany through one to two land acquisitions and the acquisition of one to two standing assets. The company’s strategy focuses on the BIG 7 cities – Berlin, Hamburg, Munich, Cologne, Frankfurt, Stuttgart, and Duesseldorf. In these locations, the company will develop two product lines – 7R City Flex and 7R City Park – comprising urban and close-to-urban properties designed to enable efficient logistics close to growing urban centers.

According to 7R, “the German warehouse and logistics market recorded total take-up of nearly 6.1 million square meters in 2025, representing a 14% increase compared to 2024. Overall, more lease agreements were signed than in the previous year, with a notably higher number of large-scale transactions that had a substantial impact on the total market result. According to market data, the segment of properties exceeding 20,000 square meters expanded by as much as 30%. Logistics service providers were particularly active in this size category, accounting for almost half of the recorded take-up. This reflects the growing appreciation across multiple industries of the flexibility offered by logistics operators, especially during periods of economic slowdown. The data also indicates a renewed increase in activity from e-commerce companies, which frequently entrust their German operations to logistics service providers.”

ELI Extend and Expands SUUS Logistics Lease at Warsaw Airport Park

Under the agreement, Rohlig SUUS Logistics, the largest logistics operator in Poland, extended its lease for the next 15 years and will expand to approximately 48,000 square meters.
