Panattoni has announced it began the next phase of development at Ostrov North Park in the Czech Republic, expanding the industrial zone by an additional 46,500 square meters. The investor is the Accolade Group.
Park Ostrov North is located on the former Skoda Transportation complex, where a trolleybus factory once operated. Panattoni began construction on the first hall of the park in 2021 with Amphenol Tuchel Industrial as the first tenant (as reported by CEE Real Estate Matters on November 21, 2021).
The new facility is scheduled for completion in March 2027 and the project aims to achieve the highest level of BREEAM New Construction certification.
ZF Aftermarket Ostrov will be the tenant of the new premises. Operating as a key logistics hub within the global ZF automotive network, the company consolidates independent aftermarket distribution in the Karlovy Vary Region while supporting the brand’s European logistics system.
According to the developer, the new facility is designed as an extension of the existing first phase. Phase I, measuring 57,400 square meters, was built with a focus on resource efficiency, including the use of recycled construction materials, optimized energy consumption, and advanced waste management. Heating, cooling, and ventilation in the new building will rely on heat pumps and direct heating, eliminating fossil fuel use. The project will also expand the infrastructure of charging stations for passenger vehicles.
“Ostrov offers a strategic location for serving the rapidly growing Eastern European market with excellent transport accessibility, ” said ZF Aftermarket Ostrov CEO Klaus Heidrich. “The region has a strong industrial tradition, a favorable local environment, and a sufficient number of qualified employees, which enables the creation of a highly competent operational team. Ostrov is therefore an ideal base for expanding operations, improving service quality, and supporting long-term sustainable growth in the region.”
“Betting on great people and the great location of the Karlovy Vary Region is paying off, ” said Accolade Group CEO Milan Kratina. “Ostrov was, is, and will continue to be one of the significant industrial centers of the Czech Republic. The expansion of the technologically advanced company ZF underlines this fact and we are pleased to invest billions more crowns, contributing to the further development of the entire region.”
“I am pleased that ZF has decided to expand further in Panattoni Business Park Ostrov North, ” said Panattoni CEO for the Czech Republic and Slovakia Pavel Sovicka. “The repeated cooperation confirms the tenant’s satisfaction not only with the location, but is also an appreciation of our approach and innovativeness within our long-term European cooperation. Ostrov and the entire Karlovy Vary Region are undergoing dynamic economic transformation and it is great to see how a former coal region is becoming a sought-after destination for modern industry and new value-added investments.”
