Aurelia Acquires River Garden II and River Garden III in Prague

Aurelia Fondy SICAV has acquired the River Garden II and River Garden III office buildings from Encore Plus Properties II, with financing from UniCredit Bank Czech Republic and Slovakia and Ceska Sporitelna.

The River Garden II and III complex is located at Rohanske nabrezi address in Prague’s Karlín district. It offers more than 27,000 square meters of office space. Both buildings are almost fully occupied and have BREEAM international sustainability certificates.

Aurelia Fondy SICAV acted on behalf of its sub-fund Aurelia Nemovitostni Fond SMS & Axelor, podfond.

Kinstellar advised the banks on the financing, Dentons advised the buyer, and White & Case reportedly advised the seller on the deal (as reported by CEE Legal Matters on October 8, 2025).
