Accolade will develop a built-to-suit warehouse in Swidnik, in Poland’s Lublin region, for Poland’s largest private courier operator.
This marks Accolade’s third facility in Swidnik, bringing its total warehouse space in the area to nearly 64,000 square meters.
“The decision by Poland’s leading courier operator to establish a warehouse in Swidnik, near Lublin, is yet another confirmation that Poland’s warehouse map offers much more than just major metropolitan areas,” said Jakub Leszczyński, Transaction Director at Accolade Poland. “Lublin has emerged as a high-potential location increasingly sought after by tenants. Its share of Poland’s warehouse market has grown significantly—back in 2014, it offered just 14,000 square meters, while by the end of 2024, this figure will have reached almost 500,000 square meters. As a market maker for emerging regions, we see growing potential in expanding business in this part of Poland. We are pleased to once again partner with such a major player in the industry to make this vision a reality.”
The warehouse will cover 11,400 square meters and will be part of Panattoni Park Lublin IV, where Accolade already owns two buildings totaling 52,000 square meters.
Accolade has secured a EUR 11.5 million loan to finance the investment from Alior Bank. The total value of the investment exceeds EUR 17.5 million, with completion and handover to the tenant scheduled for Q4 2024.
“Supporting our clients is one of the bank’s strategic priorities,” explained Michal Szymczak, Director of Corporate Banking at Alior Bank. “We are pleased to participate in significant transactions for the market. Demand for modern warehouse space remains stable, the market is becoming more conscious, and investments not only reflect its needs but also follow key trends—an increasing number of projects focus on sustainable development. We appreciate the opportunity to be a partner in such transactions and look forward to future collaborations.”
Panattoni Park Lublin IV, located one kilometer from Lublin’s city limits, currently consists of two buildings, with most of the space already leased to logistics and manufacturing companies. Upon completion of the third building, the park will offer a total of 64,000 square meters of modern warehouse space.
In addition to its Swidnik developments, Accolade owns a warehouse park in Lublin. With this new project, Accolade’s total investment in the region will exceed EUR 120 million, covering over 141,000 square meters of warehouse space — with nearly 78,000 sqm held by the Accolade Industrial Fund.
