Warsaw’s Bolero Office Point 1 office building has been awarded the BREEAM In-Use certificate in the most recent International Commercial V6 evaluation standard at the Excellent level in the Asset Performance area.
Bolero Office Point 1, which offers 11,300 square meters of leasable area, is part of the Real Management S.A. portfolio. The seven-story Class B+ office building is located at 4 Rownolegla Street in Warsaw, and is fully commercialized.
Bolero Office Point 1 offers 187 parking spaces and features a restaurant on the ground floor. The location in close proximity to the Warsaw Commuter Railway (WKD) station means quick and comfortable access to the city centre, while the proximity to the airport and the main exit routes from Warsaw is a convenience for companies whose employees often travel on business.
The BREEAM In-Use certification framework is an assessment system for existing buildings aimed to quantify their impact on both the environment and users. The latest BREEAM In-Use Version 6 focuses on a building’s ability to adapt to climate changes, sustainable management of resources, as well as the impact on health and comfort of the users. According to Real Management, it is therefore “considered the most stringent iteration of the assessment system to date.”
According to Real Management, the building received the maximum score in the Resilience category for its resilience to external environmental factors, and scored highly in the “Resources” and “Health & Wellbeing” categories. According to the company, “during the certification process, auditors appreciated, among other things, an exceptionally high level of daylight access to interior spaces (≥ 95%), the arrangement of comfortable areas promoting relaxation, and the adaptation of the building to recycling rules – the building has the necessary infrastructure for efficient recycling and waste management, both in terms of the use by tenants and for the entire property. As many as three areas for the storage of products for reuse have been arranged, including a waste sorting area and a zone for renovation waste.”
Bolero Office Point 1 also received the maximum score for access and proximity to public transport, as a public transport stop is only 500 meters away from the building (to which it is connected by a safe pedestrian route) and offers connections every 15 minutes during rush hours.
“The high level of comfort of users and their safety, innovations, care for the environment and sustainable development of buildings are key factors in our asset management strategy,” said Eliza Wielgus, Senior Asset Manager, CCIM, at Real Management S.A. “Bolero Office Point 1 proves our point. We are truly proud that we were able to upgrade from the Very Good level to the Excellent level in the prestigious, yet very demanding BREEAM In-Use International Commercial V6 certification procedure. It demonstrates that investing in well-designed buildings on a regular basis pays off in the end.”
During the BREEAM In-Use certification procedure, Colliers acted as the assessor for Bolero Office Point 1.
‘The BREEAM In-Use certificate awarded to Bolero Office Point 1 means that maintaining a sustainable standard in an existing building must be a priority for the owner,” commented Edyta Chromiec, Associate Director, ESG Strategic Advisory, Colliers Poland. “The Colliers team, acting as advisor, is very happy to be part of this success.”
