Skanska has begun construction of the second building of Budapest’s H2Offices complex, which will feature modern office spaces and amenities, solutions aimed at reducing environmental impact, and a landscaped courtyard with water ponds and native plants species. The 8-story building, which will offer around 22,000 square meters of gross leasable area, is scheduled to be commissioned in the first quarter of 2027.
The construction of H2Offices started in 2020. The first building of the complex was delivered in 2022, leased and successfully divested, with Albemarle, Cofidis, Colonnade, and DBH, among others, as tenants.
“The Budapest market is important to us, at Skanska, and I am very proud of adding another relevant milestone to the city’s office investments skyline,” said Aurelia Luca, Executive Vice President of Operations for Hungary and Romania. “Building on the success and recognition that H2Offices has already achieved, we are excited to continue our ambitious journey with the next phase. With this one we take sustainability, technology and innovation to the next level, aiming to have the first-ever full carbon-neutral-in-operations office building in Hungary.”
The complex is located on Budapest’s bustling Vaci Office Corridor.
According to a Skanska press release, “at the heart of the project lies a deep commitment to sustainability and a strong connection to nature. Designed by Arrow Architects from Denmark, the development will offer a mix of future-focused, sustainable and innovative solutions, and a landscaped placemaking that will be conceptually connected with the plot’s heritage, the former headquarters of the Budapest Waterworks.”
“With the second building of H2Offices, we are continuing our journey to decreasing our carbon footprint and supporting our tenants in achieving their real-estate ESG objectives,” said Andras Abraham, Project Director at Skanska’s Commercial Development business unit. “We will be using low-carbon construction materials such as concrete, steel, and glass structures. At the same time, we are assuring carbon neutrality during operation by four-season heat pumps, secured by on-site energy production with the help of the photovoltaic panels installed on the roof, and purchase 100% electricity from renewable sources.”
Skanska has declared its intention to have the second building certified LEED Platinum, WELL Platinum, and Acess4you Gold, as well as obtaining WiredScore and Smart Score Certifications.
