Panattoni has launched a new phase of its Panattoni Park Warsaw North III project in Kobylka, Poland, with construction beginning on two buildings with a total area of 53,000 square meters. The work is scheduled to wrap up before the end of 2025, and PBS Connect Polska will become the first tenant of the new space.
PBS Connect Polska is the Polish branch of PBS Holding – a European producer of and wholesale distributor of office supplies across Western and Central Europe. The company will occupy over 24,000 square meters at Panattoni Park Warsaw North III, relocating its headquarters from the nearby town of Marki. It will gain early access to the space and plans to commence full operations from the new headquarters in November. The relocation will result in an increase in employment to approximately 150 staff.
“As the client’s business continues to grow, they require a larger space in a modern, Class A warehouse near Warsaw with convenient access for both employees and customers,” said Michal Samborski, Head of Development at Panattoni. “Our Panattoni Park Warsaw North III investment offers all these advantages.
“This is our first collaboration with PBS Connect Polska,” Samborski added, “but thanks to the strong commitment from both sides, the negotiation process was smooth and efficient.”

We analyzed many locations, aiming to combine optimal logistics with state-of-the-art infrastructure. The significant increase in warehouse space reflects our expanding product range. It also supports our role within PBS Holding, as we take on the challenge of creating a central logistics hub for our operations in Central and Eastern Europe.”
Panattoni Park Warsaw North III will ultimately offer 75,000 square meters of space. The first 22,000-square-meter building has already been completed, and the newly launched second phase includes two more facilities, measuring 33,000 square meters and 20,000 square meter, respectively. The location in Kobylka is about 25 kilometers from downtown Warsaw and near Poland’s S8 expressway. Panattoni expects the new facility to be BREEAM certified at the Excellent level.
