Trane Poland Sp. z o.o., Hamelin Polska Sp. z o.o. and e-Xim IT S.A. have all moved in to the Oxygen Park office complex on ul. Jutrzenki in Warsaw.
All three companies began operations in the development owned by Golden Star Estate at the beginning of May this year, occupying a total of nearly 1,700 square meters of space. All of the leases are long-term.
Trane Poland Sp. z o.o. produces and services HVAC systems. The company, which provides heat-management systems for industrial and commercial buildings worldwide, offering cooling and heating systems, as well as HVAC-optimization and testing services, has leased 727 square meters at Oxygen Park. Trane was advised in the transaction by Coldwell Banker Commercial Nuvalu (formerly Nuvalu Polska).
Hamelin Polska Sp. z o.o., is an international supplier of school and office supplies. According to Golden Star Estate, the company’s portfolio includes well-known brands such as Oxford, Elba, Bantex, TOP 2000, and Unilux. Hamelin’s production facility in Poland is in Wloclawek, while its new 573-square-meter headquarters are now in Oxygen Park. Coldwell Banker Commercial Nuvalu supported Hamelin in selecting the space and negotiating the lease as well.

The third new tenant at Oxygen Park is e-Xim IT S.A., which supports businesses in digital transformation. According to Golden Star Estate, “e-Xim IT is a leading partner in Poland for ServiceNow, a global leader in business process automation and IT service management.” E-Xim IT’s new office spans 395 square meters, and the company was represented in the negotiation process by Patron Brokers.

Oxygen Park consists of two six-story buildings with a total leasable area of over 18,000 square meters. The complex features eco-friendly solutions certified BREEAM “Very Good.” The complex also offers tenants access to a green courtyard with a relaxation zone, a cafeteria, and the Goraco Polecam café, as well as 162 underground parking spaces, bike racks, and locker rooms with showers.
The architectural design of Oxygen Park, which opened for business in 2013, was developed by the JEMS Architekci studio. In addition to Trane Poland, Hamelin Polska, and e-Xim IT, Oxygen Park hosts tenants such as Adara, Agfa, Certis Belchim, DiaSorin, ECO3, Eurotronic, Grupa Transportowa, LSI Software, Nieruchomości Plus, Parker Hannifin, Phinia, Sodexo, and Toshiba Global Commerce Solutions.
