Medical center Enel-Men has entered into a new lease agreement for service space in the Signum Work Station building in Warsaw, which was purchased by DRFG — the owner of TriGranit — in December of last year.
Under the agreement, which includes both an extension of the existing lease and a more than threefold expansion of the leased area, the medical provider will occupy approximately 2,200 square meters of modern space on the ground floor of the building at ul. Domaniewska 49 in the Mokotow district of the Polish capital.
Founded in 1993, the Enel-Med Group is now the largest Polish medical company. According to a TriGranit press release, the company “offer[s] comprehensive healthcare services across the country … [and] operates under several brands, including enel-med medical center, enel-med stomatologia, enel-sport, enel senior, Estell Medycyna i Stomatologia Estetyczna, and Dental Nobile Clinic.”
Today, TriGranit reports, Enel-Med encompasses 35 branches, 24 dental clinics, 3 in-house clinics at large corporate offices, 3 aesthetic medicine and dentistry clinics, 3 orthopedic, rehabilitation, and sports medicine clinics, a senior care and rehabilitation center, and a hospital in Warsaw offering procedures in orthopedics, neurosurgery, ophthalmology, gynecology, ENT, and general surgery. In addition, enel-med partners with over 1,600 medical facilities across Poland as part of its corporate healthcare subscription system. Centrum Medyczne ENEL-MED S.A. has been listed on the Warsaw Stock Exchange since 2011.

The new agreement provides for an extension of the current lease and an expansion of space by 1,500 square meters. Under the terms of the new 11-year lease, the medical provider will occupy in total over 2,200 square meters on the ground floor of Signum Work Station.
CBRE represented the tenant in the negotiation process.
In the expanded facility, TriGranit reports, patients will have access to care that meets modern standards. According to it, “the center will feature, among other things, dedicated areas for the ’24h for Health’ program and oncology services, a mammography unit equipped with a state-of-the-art mammography system, an MRI suite with a 3T scanner, an advanced bone X-ray unit, as well as a dental section with four treatment rooms and a dental radiology lab (including CBCT and intraoral imaging). The facility will also include a new endoscopy unit with two procedure rooms and a post-procedure recovery area, a spacious rehabilitation zone with a main hall, individual treatment booths, and a specialized orthopedic-surgical consultation room. Additionally, the center will offer an expanded specialist consultation area, covering cardiology, gynecology, ultrasound diagnostics, and other key specialties.”

The Signum Work Station consists of seven aboveground and three underground levels, offering over 32,400 square meters of leasable space and 870 parking spaces. In addition to its office areas, the building also features functional retail, service, and storage spaces. One of its distinguishing features is the large 4,650-square-meter floorplate, which provides tenants with flexible layout options. The building is BREEAM-certified at the “Excellent” level. In addition to the Enel-Med Medical Center, tenants include such companies as Ringier Axel Springer, Mondelēz International, Columbia, and PPD.
